Space, privacy and control come with full responsibility for upkeep. Request current insurance, staffing, utilities and maintenance quotes for the specific villa under consideration.
Resale is slower because the buyer pool is smaller, but well-positioned villas on established coastlines hold value strongly.
The resort residence
A resort residence can include housekeeping, security, rental management and shared amenities. Review the current management agreement, owner obligations, fee schedule and rental terms independently.
For owners who visit six to ten weeks a year, this is very often the lowest-friction way to own in the Caribbean.
The condominium
The lowest entry price, the simplest lock-up-and-leave and the deepest resale market. The trade-off is shared amenities, service charges voted on by a body corporate, and less control over how the building is run.
Choosing between them
Compare the weeks you expect to occupy the property, the level of control you want and the management burden you will accept. The right format is personal rather than universal.
